Working closely with a team of planning specialists, landscape consultants, ecologists and civil engineers, we developed an engaging and sensitive design strategy in support of the client's aim to secure an allocation within the forthcoming West Lothian Local Plan. The design recognised the undulating topography and views, important habitats and ancient woodland belts as well as proposing to create new wetland habitats within areas of the site prone to flooding.
Nearly 60% (18.5 ha) of the 31.2 ha site is envisaged to be given over to landscape and nature based upon the design work undertaken to date. At an average development density of 35 dwellings per hectare, the developable area of circa 12.7 ha would generate a site capacity of between 400-450 homes plus a new mixed use Hub to serve the expanded community.
Affordable housing and accessible housing is proposed to be provided at a ratio in line with West Lothian Council’s policy.
